2025 USDA Income Guidelines: USDA Debt to Income Ratios Have Increased!
USDA Income Guidelines: What are USDA Debt-to-Income Ratios?
USDA debt-to-income ratios (debt ratios or DTI) are calculated in two ways, the housing ratio and your total debt ratios.
✅ Housing Ratio (Front-End)
This includes your monthly mortgage payment—principal, interest, property taxes, homeowner’s insurance, and HOA dues (PITI)—divided by your gross monthly qualifying income.
✅ Total Debt Ratio (Back-End)
This includes the housing expense plus all other monthly debt like car loans, credit cards, and student loans, also divided by your gross income.
USDA Debt-to-Income Ratios – What has changed?
Although there are exceptions, USDA published guidelines previously permitted only 29% of your monthly income to be allowed for a total housing expense.
That meant a borrower earning $6,500/month could only have a total housing expense of:
Ex. $6,500 x 29% = $1,885/month
However, USDA recently made a major overhaul to their current guidelines by increasing their debt-to-income ratio from 29% all the way up to 34% of the gross monthly income! This major announcement had the immediate effect of helping families by increasing their USDA qualifying loan amount. This also provided the benefit of allowing for a wider variety of homes and sale prices to choose from!
Using the above example, the new USDA Debt-to-Income ratio of 34% would automatically be able to increase your qualifying monthly payment to $2,210!
Ex. $6,500 X 34% = $2,210.00
That’s a $325/month increase in purchasing power—which can be the difference between settling or getting the home you really want!
🏡 More qualifying flexibility = higher USDA loan amounts + broader home search options.
Why This Matters for Realtors
If you’re a Realtor helping buyers in rural or suburban markets, this change is a powerful tool to help your clients:
-
✅ Qualify for larger budgets

-
✅ Become eligible for higher-priced homes
-
✅ Make stronger offers with no down payment required
This USDA debt-to-income update helps bring more buyers into the market—even those who were previously just outside the qualification range.
This is a powerful tool you can use to help clients in rural and suburban markets make competitive offers—and close with confidence.
