In today’s short video, we will start by reviewing the recent USDA announcement and how it expands manufactured homes to be eligible for USDA Loans and take advantage of no down payment financing.

However, before we get started, don’t forget to take advantage and download our Manufactured Home Blueprint for Success with the link below. This free guide is designed to walk you through the manufactured home qualifying process step-by-step and is a great tool for both homebuyers and Realtors alike.

As a starting point, let’s first quickly review why this USDA Manufactured Home Loan announcement is so important. While USDA loans have been primarily available for new construction manufactured homes, there was also an Existing Manufactured Home Pilot Program which permitted existing manufactured homes that met specific criteria to also be eligible for a USDA loan.Manufactured Home Loans in Florida, Texas, Tennessee, or Alabama

However, the Pilot Program was only limited to a select number of states, but because we are also licensed in Texas and Tennessee, so we were able to gain critical experience working with this program which served to be the foundation for where we are today.

Now, let’s review the USDA Manufactured Home Loan announcement and understand what a game-changer this is for homeownership in our rural communities

In a significant move to enhance affordable housing options, the USDA Single-Family Housing Guaranteed Loan Program published a Final Rule which makes existing manufactured homes eligible for USDA loans effective March 4, 2025. USDA manufactured home loan eligibility will be subject to specific criteria which include the following:

  • The manufactured home may not have been previously installed on a different homesite.
  • Must have a floor area of not less than 400 square feet.
  • Must have not had any alterations or modifications since construction in the factory, except for porches, decks, or other structures which were built to engineered designs or were approved and inspected by local code officials.
  • Must be installed on a permanent foundation in accordance with the manufacturer’s requirements and HUD installation standards as found in the “Permanent Foundation Guide for Manufactured Housing” (HUD-4930.3G).
  • Certification of a proper foundation is required.
  • Must meet or exceed the Federal Manufactured Home Construction and Safety Standard (FMHCSS) as evidenced by both an affixed HUD Certification label and HUD Data Plate.
  • Must have a manufacture date that is within 20 years from the date of loan closing.

In summary, this is a major announcement that is having an immediate impact on our rural communities.
