Why USDA Debt-to-Income Ratios Matter USDA #! Ranked Lender in Florida. Best USDA lender in Florida. Florida USDA Loans.

USDA Debt-to-Income Ratios (DTI) are a percentage of a homebuyer’s gross monthly income that goes toward all monthly obligations — including the new mortgage payment (principal, interest, taxes, and insurance), car loans, credit cards, and more.

When we can effectively reduce monthly debts, we improve your buyer’s DTI, which can directly increase their qualifying power.

1. Installment Accounts

  • USDA Debt-to-Income Ratios include fixed monthly debts such as auto or personal loans in DTI.
  • If 10 months or less remain on an installment loan and the payment is less than 5% of your qualifying income, these monthly debts can be excluded from your USDA Debt-to-Income Ratios.
  • Even if there’s more than 10 months left, strategically paying down the balance so that there are 10 payments or less can help buyers qualify for a higher-priced home.

2. Co-Signed Obligations (Co-Signed Loans)

  • Co-signed debts refer to debts where the applicant may be a co-borrower, joint obligor, co-signer, guarantor, etc.
  • Co-Signed Loans count against USDA Debt-to-Income Ratios unless they can show proof that the other party to the debt has successfully made all payments for the last 12 months prior to loan application.
  • Acceptable proof includes canceled checks, bank statements, or money order receipts.
  • If late payments are reported in the past year, the debt must stay in the DTI — so timing and clean payment history matter here.

3. Business DebtsFlorida USDA Loan Amount! USDA #! Ranked Lender in Florida. Best USDA lender in Florida.

  • Business-related loans (e.g., car or truck used for work) that report on the applicant’s personal credit report can be excluded from USDA Debt-to-Income Ratios.
  • This will require that the account has been paid from a business account for the previous 12 months.
  • Acceptable evidence includes canceled checks or bank statements.
