How Do Property Taxes Affect Your Mortgage Escrow Balance in Florida?

Homeownership involves a two-step approach. First you must qualify to purchase the home and then, after closing, it is critical to understand the financial components involved such as how your escrow account impacts your monthly payment. One significant aspect of homeownership is property taxes, which can have a direct impact on your mortgage escrow balance. How Do Property Taxes Affect Your Mortgage Escrow Balance in Florida?

I recently discussed Important Property Tax Information for First-Time Homebuyers in Florida. In today’s short video, I will further on that subject and explain how property taxes affect your mortgage escrow balance and tips on how to manage it effectively.

A mortgage escrow account is a separate account established on behalf of a borrower used to collect and pay items such as property taxes, homeowners and flood insurance. When you make your monthly mortgage payment, a portion goes into your escrow account to cover these expenses. An escrow account may also be referred to as a reserve or impound account.Florida USDA Loans. Sebring FL USDA Loans. Okeechobee FL USDA Loans. Tampa FL USDA Loans.

How Property Taxes Impact Your Mortgage Escrow Balance

  1. Monthly Contributions

Each month, as part of your mortgage payment, you contribute a portion toward your property taxes. Property taxes can fluctuate from year to year depending on multiple factors. This means that while you may have a fixed interest rate, your monthly payment can also fluctuate based on any changes in property taxes.

  1. Escrow Analysis

Lenders conduct annual escrow analysis to ensure that your escrow account has enough funds to cover upcoming property taxes and insurance premiums. If your property taxes increase, your lender may raise your monthly escrow payment to accommodate the higher tax bill, ensuring that there are sufficient funds in the account.

  1. Shortages and Surpluses

If your escrow account does not have enough funds to cover the property tax bill (known as an escrow shortage), your lender will notify you. You may need to either pay the shortage amount in a lump sum or have it added to your monthly payments over time. On the other hand, if your escrow account has excess funds (an escrow surplus), you can expect a refund of the surplus.

You can also expect a refund of any remaining escrow balances when your loan is paid off such as during a refinance or after the sale of a home.

  1. Impact on Monthly Payments

Changes in property taxes can significantly impact your overall monthly mortgage payment. If your property taxes rise, and your lender adjusts your escrow contributions accordingly, you may see an increase in your total monthly payment. This is important to budget for, as it can affect your overall financial planning.
