How Much Land Can You Include with a USDA Loan? Florida USDA Property Eligibility Guide
USDA Loan Acreage Guidelines Explained for Realtors and Homebuyers: Does Land Size Affect Property Eligibility?
When searching for homes in Florida’s rural communities, one of the most common questions we hear is:
“How much land can you include with a USDA loan?”
Acreage and USDA eligibility often go hand in hand — and with so much confusion about how much land is “too much,” it’s time to separate fact from fiction.
In today’s video, I’ll explain how USDA acreage guidelines work, what types of properties qualify, and how recent flexibility helps buyers include more land under the USDA loan program in Florida, Texas, Tennessee, and Alabama.

Do USDA Loans Have Acreage Limits?
No — USDA loans do not have an acreage limit.
The USDA Single Family Housing Guaranteed Loan Program (SFHGLP) no longer places a maximum acreage restriction on eligible properties.![]()
This change offers buyers greater flexibility and opens doors to more rural homes that were previously excluded under older guidelines.
However, while there’s no official acreage cap, certain property eligibility rules still apply.
Key USDA Property Requirements for Larger Acreage
When buying a home with more land, the USDA focuses on how the property is used — not just its size. The goal of the program is to finance residential properties, not agricultural or commercial ones.
To remain eligible, the property must meet these requirements:
-
The site must be typical for the area.

-
The property cannot include income-producing land or buildings.
-
Vacant land without residential improvements is not permitted.
-
The site cannot be used primarily for agriculture, farming, or business operations.
When determining value, appraisers will compare similar-sized acreage properties that have recently sold in the area to ensure the site value is market-supported.
USDA Home and Land Financing Options
While you can’t use a USDA loan to purchase vacant land alone, you can buy land together with a single-family, manufactured, or modular home under the USDA Single-Close Construction-to-Permanent Loan.
This flexible option allows qualified buyers to finance both the home and the land in one closing — ideal for building in eligible rural areas.
In recent years, we’ve seen a surge in USDA manufactured home and land financing requests.
Although existing manufactured homes generally have become recently eligible, new manufactured homes can also be financed through this construction-to-permanent feature.
💡 Tip for Realtors: Many rural listings that buyers overlook due to “acreage concerns” may actually be USDA-eligible — making this a powerful program for expanding your sales opportunities.
