Understanding Florida’s Homestead Exemption – Important Year End Timing

December 6th, 2024 by Sean A. Stephens, Esq., CMB®

What Is the Florida Homestead Exemption and why is closing by December 31 so important?

The Florida Homestead Exemption offers homeowners a way to reduce their property tax burden by decreasing the taxable value of their primary residence. By applying this exemption, homeowners can significantly lower their annual property taxes. To take full advantage, understanding the eligibility requirements and application deadlines is crucial.Understanding Florida’s Homestead Exemption – Important Year End Timing

Let’s explore the basics of how the exemption works, who qualifies, and the associated benefits.

Eligibility for the Florida Homestead Exemption

The Florida Homestead Exemption allows permanent residents of the state to reduce their property’s assessed value by up to $50,000. To qualify, homeowners must:

  1. Hold legal or equitable title to the property as of January 1st of the tax year.Understanding Florida’s Homestead Exemption – Important Year End Timing
  2. Use the property as their primary residence.
  3. This exemption does not apply to secondary homes or investment properties.

According to the Leon County Property Appraiser:

“The first $25,000 applies to all property taxes, including school district taxes. The additional exemption, up to $25,000, applies to the assessed value between $50,000 and $75,000 and only to non-school taxes.”

Florida Homestead Exemption – Filing Deadline and Application Process

The deadline to file for the Florida Homestead Exemption is March 1st. If this date falls on a weekend or holiday, it’s essential to confirm procedures for late filing with your local property appraiser. In most counties, applications can be submitted online, by mail, or in person. Required documentation includes, but is not limited to, the following:

  • Proof of Florida residency (e.g., Driver License)Understanding Florida’s Homestead Exemption – Important Year End Timing
  • Proof of ownership, such as a deed or tax bill
  • Evidence of Florida residency (e.g., driver’s license or voter registration)
  • Social Security numbers for a spouse and any owner who resides on the property

Florida Homestead Exemption – Save Our Homes Cap and Its Benefits

Florida’s Save Our Homes (SOH) Cap, introduced in 1992, limits annual increases in the assessed value of homestead properties to the lesser of 3% or the Consumer Price Index. This ensures property taxes remain predictable despite fluctuations in market value. The cap is automatically applied once the homestead exemption is granted, creating long-term savings for homeowners.
