USDA Loans Out of Money? What Florida Homebuyers and Realtors Need to Know for 2027
Have You Been Told That USDA Loans Are Out of Money?
Every year in Florida around the beginning of October, we hear the same rumor that “USDA loans are out of money.”
With the start of USDA’s 2027 fiscal year on October 1, that question is once again making the rounds.
The reality is that while there can be a temporary lapse in available USDA commitment authority at the beginning of a new fiscal year, that does not mean USDA loan processing simply stops. USDA has procedures in place that allow eligible loans to continue moving forward during this annual funding transition.
For Florida homebuyers and Realtors working with an experienced Florida USDA lender like Metroplex Mortgage Services, that means it is business as usual for USDA loan processing, closing, and funding.

What Florida Homebuyers and Realtors Need to Know for 2027
How the USDA Fiscal Year Affects Florida Homebuyers
The USDA Single Family Housing Guaranteed Loan Program operates on a federal fiscal year that runs from October 1 through September 30.
USDA’s Fiscal Year 2027 began October 1, 2026. In its Fiscal Year 2027 Conditional Commitment Notice, USDA Rural Development advised lenders that it anticipated an approximately one-week temporary lapse in available funding at the beginning of the new fiscal year.
However, this temporary funding transition does not mean USDA stops accepting or processing eligible Guaranteed Loan applications.
During the transition, USDA advised approved lenders that it would continue accepting and processing complete applications and issue Conditional Commitments “subject to the availability of commitment authority.” USDA also advised that lenders may continue to close eligible loans as scheduled.
What This Means for Florida Homebuyers and Realtors
For Florida homebuyers and their Realtors working with an experienced USDA lender, it’s largely business as usual:
- USDA continues accepting and processing complete Guaranteed Loan applications
- Eligible Conditional Commitments can continue to be issued subject to the availability of commitment authority
- Lenders may continue closing eligible USDA loans as scheduled under USDA’s Fiscal Year 2027 guidance
- Metroplex’s experienced in-house USDA underwriting team understands the annual funding transition and works to keep eligible Florida USDA loan files moving forward
In other words, the beginning of a new USDA fiscal year does not automatically mean homebuyers need to put their plans on hold or Realtors need to expect their transactions to stop.
When you are working with an experienced, top-ranked Florida USDA lender that understands the program and the annual funding process, the goal is to keep business as usual and the transaction moving to the scheduled closing date.
Can USDA Loans Still Close During the Funding Transition?
Yes. USDA’s Fiscal Year 2027 guidance specifically provides that lenders may close eligible loans as scheduled during the temporary funding transition.
This is an important distinction for Florida homebuyers, Realtors, builders, and sellers. A temporary lapse in USDA commitment authority at the beginning of the federal fiscal year does not automatically mean a USDA closing has to be delayed.
Experienced Florida USDA lenders understand how this process works, including the requirements associated with closing a loan before USDA is able to obligate funds and issue the Loan Note Guarantee.
That experience matters when trying to keep a USDA transaction moving forward without unnecessary confusion or delays.
USDA Guarantee Fees Remain Unchanged for Fiscal Year 2027
USDA has also announced that the guarantee fee structure for the Single Family Housing Guaranteed Loan Program remains unchanged for Fiscal Year 2027:
- Upfront Guarantee Fee: 1.00%
- Annual Fee: 0.35%
These fees apply to eligible USDA purchase and refinance transactions for Fiscal Year 2027.
