UUSDA vs. VA Loans: Eligibility, Benefits, and Key Differences
Both USDA and VA home loans allow for NO down payment! They are also known for their flexible credit qualifying, manual underwriting availability, and shortened time frames for qualifying after recent bankruptcies, foreclosures, and short sales.
- USDA Loans: USDA loans, also called Rural Development loans, are supported by the United States Department of Agriculture (USDA). They aim to help low-to-moderate income buyers in eligible rural areas purchase homes.
- VA Loans: VA loans are backed by the Department of Veterans Affairs (VA) and are designed specifically for eligible veterans, active-duty service members, and certain surviving spouses.
Zero Down Payment with Flexible Qualifying
Both USDA and VA loans require no down payment, making them attractive options for buyers. Additionally, both programs offer:
- Flexible credit requirements
- Availability of manual underwriting
- Shorter qualifying periods after major credit events like bankruptcies, foreclosures, or short sales
While these similarities are compelling, it’s important to understand their differences to choose the right loan for your needs.
USDA vs VA Loans: Key Differences Explained
1. Eligibility Requirements
Both loan types have unique eligibility criteria:
- USDA Loans: Applicants must meet income limits specific to their county, and the property must be in an eligible rural area.
- VA Loans: Eligibility is limited to qualifying military service members, veterans, and some surviving spouses.
2. Maximum Loan Amount
- USDA Loans: There is no set maximum loan amount. Instead, the limit is determined by the applicant’s ability to qualify.
- VA Loans: The basic entitlement is $36,000, supporting loan amounts up to $144,000. For loans above this amount, veterans can use “bonus entitlement.” Recent updates, such as the Blue Water Navy Vietnam Veterans Act of 2019, have expanded maximum guaranty limits, allowing for larger loan amounts.
3. Mortgage Insurance and Fees
- USDA Loans: These loans do not require private mortgage insurance (PMI). However, they include:
-
- A 1% Guarantee Fee (one-time cost, which can be financed into the loan)
- An annual fee, paid monthly as part of the mortgage payment
- VA Loans: VA loans also don’t require PMI or an annual fee. Instead, they include a VA Funding Fee. This fee ranges from 0% to 3.3%, based on factors like the type of service, loan usage, and down payment. It’s a one-time cost that can also be financed into the loan, and some borrowers may qualify for a waiver.
