Required USDA Loan Inspections
- Home Inspections
- USDA loans do not require a home inspection, but they are strongly recommended for the buyer’s protection.
- Appraisals
- While appraisals primarily establish the property’s value, they also assess whether the home meets the USDA’s minimum property requirements outlined in the USDA and HUD Handbooks.
- An appraisal does not replace a home inspection.
- If an appraisal notes issues requiring further review (such as the roof, foundation, plumbing, or septic system), those additional inspections could then be required.
- Private Wells & Individual Water Systems
- If the property has a private well or an individually maintained water system, a water test is required.
- The test must be conducted by either the local health authority or a state-certified laboratory and must meet state or local health standards. If no local regulations apply, the EPA standards will be used.
- Septic & Termite Inspections
- Septic Inspections:
- If a qualified appraiser certifies that an existing home meets HUD Handbook guidelines, an additional septic inspection is not required. However, the property’s water supply must meet minimum separation distance requirements.
- Termite Inspections:
- A termite or pest inspection is only required if requested by the lender, appraiser, home inspector, or if state law mandates it.
- Septic Inspections:
